How much does a residential roof cost in Indiana?

How long does it take to replace a residential roof?

Most asphalt replacements take one to two days. Metal takes two to four. Weather and roof complexity can change that.

How do I know if I need a full roof replacement or just a repair?

Age, the number of leaks, and the condition of decking and flashing decide it. We tell you honestly after the inspection. If a repair will give you another five or ten years, that's what we recommend.

Do you help with homeowners insurance claims?

Yes. Our Policy Guard service supports you through the insurance process, providing proper photos and documentation and communicating with adjusters.

What residential roofing materials do you install?

Owens Corning and Mill Steel asphalt shingles. United Steel metal systems (hidden fastener, exposed fastener, and Decra stone-coated).

How much does a metal roof cost in Indiana?

$6 to $18 per square foot installed depending on the system. A typical 2,000 sqft home runs $15,000 to $30,000.

Is a metal roof really loud when it rains?

Most homeowners say it's not as bad as they expected. If you have an attic with proper insulation, you won't hear it much. Cathedral ceilings are louder, but in bedrooms with attic space above, very little if any.

How long does a metal roof last?

Standing seam (hidden fastener): 50+ years. Exposed fastener: 20 to 30 years. Decra: limited lifetime or 50-year manufacturer warranty. The paint warranty on our panels is 40 years.

Is metal more expensive than asphalt?

Our exposed fastener system is typically in the same price range as asphalt shingles. Hidden fastener is about 40% more. Over the lifetime of the roof, metal usually wins because an asphalt roof you replace twice in 50 years often costs more than a metal roof installed once.

Will a metal roof dent in hail?

It depends on the hail size, speed, and direction. 29 gauge metal is Class 3 impact rated and easier to dent. 26 gauge is Class 4 and holds up much better. We install Class 4 where the budget allows, and many insurers offer a homeowner's policy discount for Class 4 panels.

Will my metal roof attract lightning?

No. A metal roof doesn't attract lightning, and if lightning does strike, the metal disperses the charge across the surface and grounds it safely. Metal roofs are arguably safer in a lightning strike than asphalt.

Can I install metal over my existing asphalt roof?

Sometimes, yes. It depends on the deck condition, the age of the existing roof, and local code. We assess that during the inspection. We won't recommend an overlay if it'll create problems later.

Commercial roofing

How long does a commercial roof typically last?

TPO lasts 15 to 20 years. PVC lasts 20 to 25 years. EPDM lasts 20 to 25 years. All assume proper installation and minor annual maintenance.

Should I repair or replace a commercial roof that's 18 years old?

Usually replace. Past 15 years, repairs become a band-aid. The honest test: if repair quotes exceed 25% of replacement cost, replacement makes more sense.

Can a new commercial roof go over the existing one?

Sometimes. Overlays work when the existing membrane is sound and there's no trapped moisture underneath. We use infrared scanning to verify before recommending an overlay. If there's hidden moisture, you have to tear off.

Do we have to shut down our business during installation?

No, in almost all cases. Most commercial roofs go on in phases while the business stays open. We coordinate access for deliveries, parking, and worker movement to keep disruption to a minimum.

What does $2 million liability insurance actually mean?

It means if something goes wrong on your property during the work, our insurance covers it up to $2 million. That's above the standard commercial minimum and protects you from contractor mistakes you'd otherwise be exposed to.

What types of siding do you install?

Vinyl siding and vinyl board and batten. We also install LP SmartSide. We'll discuss the options that suit your home, your climate, and your budget during the free assessment.

Should I replace my siding when I replace my roof?

It depends on the condition of your siding. If both are aging or damaged, doing them together gives a consistent finish and one construction window. Bundling is convenient and can save you some money, and the curb appeal works better.

How do I know if my siding needs replacing?

Look for warping, bubbling, mold near seams, dry rot (tap with a screwdriver), and loose or missing panels. If you spot any of those, worth getting an assessment.

How long does siding last?

Vinyl typically lasts 20 to 40 years depending on quality. All assume proper installation and minor maintenance.
