Three things every homeowner says before replacing a residential roof

"How do I know I actually need this work? The last contractor said full replacement, the one before that said it could wait another five years."
"I'm worried they'll start the job, then 'discover' a bunch of extra problems and the price doubles."
"If something goes wrong in five years, will I even be able to find them?"

If any of those run through your head when you think about your roof, you're not alone. Most homeowners we meet have heard at least one bad story. Some have lived through one.

With residential roofs, knowing what's wrong is the hard part

In short: Most roofing stress comes from not knowing what's actually wrong, what it'll really cost, or whether the contractor will be around to back up their work. We solve that first.

A roof is one of the few major purchases where the customer has almost no way to verify what they're being told. You can't see the underlayment. You can't tell if the flashing is the right type. You can't measure the pitch from the ground. So you have to trust someone.

We built Better Way around removing that problem. Every job starts with a real inspection: attic, decking, flashing, ventilation, photos. We tell you what we see, what it means, and what the choices are. If the roof has five more years in it, that's what we say. Then you decide.

Lyle Lehman, co-founder of Better Way Roofing
Lyle’s Pro Tip

“Before you let anyone quote you a full replacement, ask if they got up in your attic. Half of what tells me whether a roof is really failing is on the underside: daylight at the deck, water staining on the rafters, soft sheeting you can push a screwdriver through. If a contractor priced your roof from the driveway, they’re guessing.”

A residential roofing company built on values, not shortcuts

In short: I founded Better Way in 2015 on the values I was raised with: discipline, responsibility, and a deep discomfort with shortcuts. The whole team is measured against the same standard.

I grew up in the Amish community in Shipshewana. My business partner Keith still is. That background doesn't make us better roofers automatically. What it does is make the standard non-negotiable.

If a piece of trim is slightly short, it doesn't get a pass. It gets redone. The step flashing hidden behind your siding that you'll never see once the roof is finished? We replace it or verify it's intact, because that's what keeps water out for the next 20 years.

We're an Owens Corning Preferred Contractor with over 1,000 satisfied customers and 302 five-star Google reviews. The reviews aren't the point. The repeat customers and the referrals are.

Our residential roofing services

In short: Replacement, repair, inspection, and new installation. Every job starts with the same honest assessment so the right answer comes first.

Roof replacement — when it's time

Full tear-off and new install. We use Owens Corning, Mill Steel, and United Steel systems. Every replacement comes with a written fixed-price estimate and a dedicated project manager. For shingle roofs, we register your warranty with the manufacturer.

Roof repair — when it isn't

Not all roofs need replacing. Repairs typically run $1,500 to $6,000 and cover leaks, flashing failures, storm damage, and worn sections. If a repair will get you another five or ten years, we'll say so.

Roof inspections — before you decide

Free for homeowners considering work. Detailed paid inspections available for insurance claims, real estate transactions, or post-storm assessments. Either way, you get photos and a clear written summary.

New roof installation — additions and rebuilds

For home additions, dormers, garages, or full rebuilds where a roof is going on for the first time. Same process. Same standards.

The Better Way Difference: what sets our residential roofing apart

In short: Five things we do that most contractors don't. They're the reason we get the calls and referrals we do.

Policy Guard

We support you through the insurance process, providing proper photos and documentation and communicating with adjusters to make it a seamless, stress-free process for you.

Property Protection Promise

If we break it, we buy it. No claims process, no negotiation. Damage to your home, your landscaping, or your driveway is on us to fix.

Dedicated Project Manager

Senior project manager Wayne coordinates scheduling and communication. From there, a dedicated project manager takes over to make sure everything goes smoothly, takes care of your project, makes sure you are happy at every stage, and does the final walkthrough.

Photo Documentation

Photos at every key stage: decking condition, flashing detail, cleanup. You don't have to climb a ladder to see what was done.

Price Guarantee

The only reason your price changes is if we find bad sheeting during tear-off. Sheeting problems can add $400 to $600. Homes built in the last 5 to 10 years seldom need any additional sheeting beyond what we include.

Lyle’s Pro Tip

“The one thing nobody can see until the old shingles come off is the sheeting underneath. On most homes it’s solid and we never touch it. When we do find soft spots, that’s a few hundred dollars, not thousands, and I’ll show you the bad board before we replace it. Any contractor who won’t put their sheeting policy in writing is leaving room to pad the bill later.”

Our residential roofing process: from first call to final walkthrough

In short: Six steps. Wayne coordinates scheduling, then your on-site project manager — Mark, Alex, or John — takes over. Photos at every stage.

  1. The call. We listen, ask questions, book a time that works for you.
  2. The assessment. Full inspection including attic (upon availability), decking, and ventilation. Photos and an honest answer.
  3. The estimate. Itemized, fixed-price, valid 30 days.
  4. The work. Your on-site project manager — Mark, Alex, or John — runs the job day to day.
  5. The walkthrough. Your project manager reviews photos of the completed work with you and does a walk-around to make sure you're satisfied with everything.
  6. Warranty registration. For shingle roofs, we register your warranty with the manufacturer.

Lyle’s Pro Tip

“If you’ve got a small leak, don’t wait for the stain to dry out and then forget about it. Water doesn’t stop, it just travels. A stain the size of a dinner plate on your ceiling usually means a much bigger wet area in the decking above it. Catching it early is the difference between a repair and a rebuild.”

Better Way Roofing may not be the right fit if...

In short: We're upfront about who we're not the right contractor for.

  • You're looking for the cheapest possible quote. A cheap roof today can be very expensive tomorrow. The contractors who hit lower numbers usually do it by using inferior materials, rushing the work, and skipping steps you can't see. Many of them are not around in three to five years when problems show up. You save $5,000 today, but you end up spending $18,000 on a new roof in three to five years. That is not a saving.
  • You want the work done by tomorrow.Good roofing takes proper scheduling. We don't compromise the job to hit an artificial deadline.
  • You don't want to use proper manufacturer-system materials.Mixing components voids warranties. We won't do it.

If any of that sounds wrong to you, there are contractors who'll fit better. We can usually point you to one.
